Description of the property

The Maple-Union Corners District is located at the intersection of Maple and Union Streets which lie along the brow of the first river terrace east of the center of Springfield. The district is composed of two large detached houses on the east side and two groupings of townhouses on the west side. The buildings are of mixed resi- dential and commercial use. 77 Maple Street was built in 1832 as the Female Seminary. Originally three stories in height, the building is brick and has a ridge roof. In 1843 the third floor was removed and the building converted to a residence. A two-story front porch, which was subsequently taken off, was also added at this time. The building is three bays wide. It is painted white and has black shutters. The facade openings are large and have 8 over 12 lights.

A small brick addition was made on the northern side in the twentieth century and is used as a covered entrance and foyer for rear offices. 83 Maple Street is a two-story brick house built in 1841. It has a low hipped roof and an elaborate two-story portico supported by fluted columns. The facade has floor- length windows with 6 over 9 lights, while on the Union Street side openings are 6 over 6. The one-story porch on Union Street was added in 1890 and is approached by brownstone steps. The small lot is well-landscaped to protect the home from the brash intrusions of what have become two of central Springfield's most heavily trav- eled streets. On the west side of Maple Street is the trio of townhouses, numbers 80-84, con- structed by Abel Howe in 1870. Each townhouse was originally three bays wide, two stories in height and joined by a mansard roof.

They were further defined by quoins, segmental arched window molding, a wide frieze, and two pedimented dormers in the roof. The two northernmost houses (80 and 82) had a double entrance crowned by a flat roof and ornamented with globular drops from the supportive brackets. The towhhouse on the corner (number 84) had a similar, but single, entrance. Today only 80 Maple Street survives in a nearly unaltered exterior appearance. In the mid- 1940's the mansard story was removed from number 84 along with its entrance, and number 82 had an entirely new facade added. The double townhouse (numbers 76 and 78) at the corner of Maple and Park Streets was built in 1879. It is also brick and is two stories in height with a mansard roof. A corner tower on the northeast side of the building is three stories with a pyramidal slate roof.

Rough-cut brownstone is used for lintels and sills and is combined with ornamental brickwork to provide a sense of hörizontal continuity along the facade. Iwo chimneys protrude slightly from the Park Street elevation, and their vertical nature counteracts the horizontal bandwork. The double front entrance porch has a stick-style effect, and there are pedimented dormers in the roof. In 1914 a two- story garage was added to the rear of number 76 and this section was changed for use as an office in 1938. A two-story rear addition was made to number 78 in 1953.

Statement of significance

/ARCHITECT STATEMENT OF SIGNIFICANCE The Maple-Union Corners District is an example of the fine houses which grew up with the development of this hill area in Springfield and as the residences of a number of citizens who played a prominent role in Springfield history. In the 1820's Maple Street was extended southerly and Union Street was laid out from Main Street to Walnut Street, thus presaging the mid-nineteenth century development of these hill sections. The first building in the Maple-Union Corners District was the Female Seminary (77 Maple Street) which is one of six surviving structures in Sppingfield designed and built by Simon Sanborn. Sanborn came to Springfield in 1811 as Asher Benjamin's representative for the construction of James Byer's house (now known as the Alexander House, located in the Quadrangle-Mattoon Street National Reg- ister District).

Sanborn remained in Springfield, and over the nest thirty-five years received numerous commissions for residences of the town's growing upper class, two churches, mills and commercial buildings, town hall, county jail and modest residences. Sanborn's Female Seminary served as a girls' school until 1835 when it began accepting male students as a result of pressure from parents at the nearby U.S. Armory whose children were not allowed to attend town schools. Due to high costs the school moved to the headmaster's home in 1843 and 77 Maple Street was altered for residential use. Frederick H. Harris, president of the Third National Bank of Springfield, lived in the house for fifty years during the late nineteenth and early twentieth centuries.

The house constructed on the northeast corner of Maple and Union Streets (number 83) was built on the southern portion of the Seminary's playground in 1841. Archi- tecturally it is the most outstanding in the district and certainly one of the finest of Springfield's homes. The original owner was Solymon Merrick, inventor of the monkey wrench and well-known manufacturer. The house was purchased in 1847 by Ansel Phelps, then an attorney for the Western Railroad (subsequently renamed the Boston and Albany Railroad), and later the city's fourth mayor. Phelps died in 1860 and for the rest of the century the home was in the hands of the Alden family, a prom- inent name in the local wool industry. The western side of the district was opened up for development in the early 1850's with the laying out of Park Street from Main to Maple.

At the northwest corner of Maple and Union Streets the trio of townhouses (numbers 80,82 and 84) was erected in 1870. In 1879 the double townhouse (numbers 76 and 78) was built on the site of a recently razed house which had been built in 1854. These rapid changes illus- trate the growth Springfield was experiencing at this time and the importance of a fashionable home on Maple Street. continued
