Historical significance (include explanation of themes checked above) No. 269 Highland Rd was built between 1848 and 1852 as the country home of Boston businessman Benjamin Rogers. Rogers sold the estate in 1870. After a series of speculative ownerships the "Roger's place" was bought by John J. Downing of Boston and converted into a well-known dairy and orchard. The Downing family retained ownership of the property until 1968, although in the interim some of the land was sold for modern subdivisions. The building is at once handsome and austerely simple.

The bare architectural forms are very quietly ornamended by the lengthy porch with its rhythmic balustrade and cresting, by two small cross-gables, and by fanciful bargeboards- The spaciousness of the unusual H-plan, combined with the hill-top setting, give' the house a most distinguished aspect. The Rogers-Downing House is significant (1) for its original role as a country home for a Boston businessman; (2) as a well-known farm; and (3) for its unusual plan and elaborate Gothic Revival detailing. The property retains integrity of design, materials, workmanship, and setting, and meets Criteria A and C of the National Register. 10.
