The building's two story Classical Revival design is well-suited to its location at the southern edge of Stearns Square. The scale and proportions are harmonious with earlier buildings fronting on the square namely the Fitzgerald block, Salvation Army, Wells/ Bicycle Block and Springfield Brass Company. The design features rhythmic two-bay groupings between brick quoined piers and capped by Classical medallions beneath the parapet. A recent renovation has removedlater twentieth century storefronts, revealing intact originals beneath leaded transoms.

HISTORICAL SIGNIFICANCE (Explain the role owners played in local or state history and how the building relates to the development of the community.) The Morgan Block possesses integrity of Location, design, setting, materials and workmanship. It is associated with the city's commercial growth, representing the latest phase of its significant development period. It is one of the best designed and most intact examples of several small scale, two-story, commercial/office structures built in the earlý 20th century. Other well-preserved examples included in this nomination are grouped around the Apremont Triàngle (Area A). The Morgan Block meets criteria A & C of the National Register of Historic Places. The Morgan Block was constructed in 1929 on a site formerly occupied by Scott's Laundry.

It was originally owned by the Morgan Realty Company to house a variety of commercial shops at the ground floor and offices in the upper story. These uses have continued to the present day. The building backs up to what was the original plant of the Morgan Envelope Company on Hillman Street. The Morgan Realty Company was most likely a speculative deve lopment arm of this envelope manufacturer, one of the city's largest industries.
