The work of noted Boston architects, the Munroe Building is Quincy's most elaborate and intact example of a commercial building in the Colonial Revival style. The building fulfills Criteria A and C of the National Register of Historic Places on the local level. HISTORICAL SIGNIFICANCE -- 1227-1259 HANCOCK STREET MUNROE BUILDING The Munroe Building, 1227-1259 Hancock Street, was constructed at a cost of $250.000 in 1929. It was the second of a pair of large two-story commercial/office buildings to be built on the west side of Hancock Street in the 1920s. The first.
the Dimmock Building (1929), erected a block away, has been significantly altered. Both buildings were among several large masonry buildings erected along Hancock Street, north of Quincy Square, in the 1920s. These structures replaced frame stores, houses, and taverns after Hancock Street was widened in the mid-nineteen teens. The building has housed retail establishments in its ground floor storefronts and professional offices on the second floor. Built by Henry M. Faxon. the Munroe Building occupies land that had been under, the ownership of the Faxon family for over one hundred years. Henry inherited the property from his father. Henry, senior, was a successful real estate entrepreneur and temperence crusader who owned many houses and stores in Quincy as well as large holdings in Boston and Chelsea.
His son, Henry Munroe Faxon (1864-1949), a founder and president of the Quincy Electric Light and Power Company. continued his father's real estate business. ARCHITECTURAL SIGNIFICANCE - - 1227-1259 HANCOCK STREET MUNROE BUILDING This 1929 two-story brick and limestone commercial block is the finest Colonial Revival commercial building erected in Quincy Center in the 1920s. It was designed by Shephard and Stearns, Boston architects who also designed South Junior High School (1927; #401) and the addition to the Quincy Electric and Power Company Power Station (1925; #QC-112).
The architects resolved the buiding's corner location in a most successful manner. The Hancock Street elevation consists of three gables, each composed of an arched window framed by two single windows on the sides, a variation of the Palladian design. Between the gables are three triple windows capped by a blind elliptical arch decorated with a raised fan motif. The lower elevation, around the corner has the same pattern repeated with only two gables. These varied decorative elements are unified by a contrasting string course on the ground and second floor level.
The corner is further emphasized by the presence of two contrasting pilasters framing a triple window, topped by an inset panel with letters that say "Munroe Building." The detailing of this building includes numerous late Georgian elements, in particular the fine swags embellishing the applied gables on two facades and the frieze of triangular triglyphs and rosettes over the store windows. The conversion of several second story windows to one-over-one sash, and the replacement of two wood storefront enframements, with anodized aluminum (1980s) has not compromised the building's overall architectural integrity.
