Nomination for Main Street Buildings (Boundary Increase)

The case file that argued this property on to the National Register: 3,580 words across 41 pages, filed in 2000. Read by 4 independent recognisers, of which at least 3 had to agree before a line was published.

Source document Held by the National Archives in Record Group 79 as reference 00000749, where it exists only as a scan with no text layer. The words below were read off that scan by 4 independent recognisers at two resolutions. Only lines that at least 3 of them returned identically appear below; where they disagreed, the line is withheld rather than guessed, so some of the form's furniture is missing. Spelling is never corrected, so a stray character that all the readers agreed on is the recogniser's and the typewriter's.. Nothing is summarised, corrected or written by this site. When originally nominated, the boundary for the nomination did not include a portion of a later addition to the Bushnell Building at 14 East Main Street. This amendment is to include the entire Bushnell Building within the boundaries of the National Register nomination. The Bushnell Building, built in 1893, addition in 1903, was designed by Shepley, Rutan & Coolidge, the Boston architectural firm that was the successor firm to Henry Hobson Richardson's architectural practice. The Second Renaissance Revival style steel frame building is five stories with a sandstone foundation. The 1893 Main Street façade is divided into a tripartite arrangement. The first floor is faced in stone with terra cotta detail. A later metal canopy spans are faced with light buff brick with darker terra cotta architectural details.

The middle section of the façade features three sets of 3 story arched triple windows giving the effect of a three-story arcade. Flanking these three sets on either end are sets of paired windows with terra cotta surrounds. The upper story features a series of round arched windows with 3 sets of triple windows in the center flanked by a set of paired windows at each end. An ornate full entablature and cornice tops the façade and runs three bays along the both side elevations. A metal anthemion band runs along the roofline. Terra cotta beltcourses separate the first and second floors and the In 1903, Shepley, Rutan, and Coolidge designed an addition to the Bushnell Building. The addition faces onto North Fountain Avenue, coming off of the rear end of the west elevation of the 1893 building to form an L-shaped building footprint.

The nomination specifically excluded the 1903 addition to the Bushnell Building. This amendment is to include the rest of the Bushnell Building, which is an integral part of the building already listed, but which is fronted on North Fountain Avenue. The entire building is L-shaped.

Building was constructed in 1893. The rest was built in 1903. The Bushnell Building was the first major highrise office building in Springfield, Ohio. The period of significance for the Main Street Buildings nomination was 1871-1893. The period of significance is being expanded to 1871-1903 to include the construction date for the addition to the Bushnell Building The same architectural firm, Shepley, Rutan, and Coolidge of Boston designed both the 1893 building and the 1903 addition. The Bushnell Building shows the firm's use of classical details and the tripartite exterior arrangement to articulate early highrise buildings. The firm also designed the Warder Public Library in 1890 in downtown Springfield (NR: 2/17/78). The library shows the firm's use of the Romanesque influence associated with the work of H.H. Richardson. The Bushnell Building was built for Asa S. Bushnell.

He was one of the founders of the International Harvester Company (now Navistar Corporation). He was also the founder and first president of the First National Bank and U.S. Depository, which was located in the Bushnell Building. Bushnell served as Governor of the State of Ohio from 1896 until 1900. During his term, several reform-minded acts became law including the regulation of the practice of medicine and the creation of a State Board of Medical Registration and Qualifications, penal system reform, education, social, and labor reforms including inspections of shops and factories and regulating sanitary conditions in bakeries. Bushnell was responsible for the Masonic Home, International Order of Odd Fellows Home and Knights of Pythias Homes all being located in The Bushnell Building was originally designed as an office building.

The First National Bank and Depository and Kinnane's Dry Goods Store utilized the first floor of this five-story building. The second, third, and fourth floors were used as office space. This case was prosecuted all the way through the United States Supreme Court over a nine-year period. Other attorneys included Oscar T. Martin and Paul C. Martin, who were the predecessor law firm of Martin, Browne, Hull, and Harper, which is a prominent Springfield law firm to this day. Another law firm was that of A. I. Zimmerman. Charles B. Zimmerman eventually served an extended period of time as a Justice of the Ohio Supreme Court. The building had numerous other office tenants, including doctors, insurance agents, collection agents, and various business organizations.

In the late 1920s the building was converted to the Home Store, which was a department store. The Edward Wren Company eventually bought this out, which was an upscale department store. Beginning in the late 1930s Wren's Department Store was a longtime tenant of the Bushnell Building. The Allied Stores of New York City, which eventually became part of the Federated Department Stores, based in Cincinnati, Ohio, later bought out the Edward Wren Company. The Wren's Department Store was merged with Block's Department Store of Indianapolis, Indiana. Block's Department Store closed in approximately 1987. At the time of the closing, all the building stood vacant for a number of years. In 1994 Thomas H. Lagos and James H. Lagos purchased the building. Thomas H. Lagos sold his interest to his brother, James H.

Lagos, who formed the Bushnell Investment Company, Inc.; which presently owns the building. The Bushnell Building anchors two main streets in downtown Springfield, East Main and North Fountain Avenue. This description actually takes in almost the entire 1893 building from north to south. It excludes some 23.5 feet of the rear portion depth of 198.5 feet. This measures from East Main Street to the rear of the building.
