RCHITECTURAL SIGVIFICANCE (Describe important architectural features and evaluate in terms of other buildings within the commmity.) Hapgood, Reckenro, ltocse 382-392 Harvard Street (1889, J.R. and W.P. Richards) is a large Queen Anne style house with projecting center tower and two lower side gables with projecting side bays. Individual entrances for the six units are grouped around the center pavilion,and on the end walls.' Queen Anne details include turned porch posts, irregular roof line, and variegated shingles.
For its imaginative use of the Queen Anne style on a multi-family house, the Richard Hapgood House meets Criterion C. ISTORICAL SIGNIFICANCE (Explain the role owners played in local or state history and how the building relates to the development of the commmity.) The Hapgood House marks a shift in Cambridge's development away from single-family dwellings towards multi-unit housing. After the 1870's, lack of available buildings sites, as well as rising construction and rates cramped the housing alternatives, especially for the lower and middle classes. The solution was multi-unit.dwellings. Gradually, two and four family dwellings gave way to tenements and apartment houses based on row house precedents. 382-392 Harvard Street, a six unit apartment house disguised as an elaborate, shingled, Queen Anne single family house was among the first and most ingenious solutions to the problem.
For its importance in understanding the development of mülti-family dwellings in Cambridgè, the Hapgood House is significant under Criterian A.
