It is significant as a well detailed and preserved ex- ample of the Gothic Revival style featuring vergeboards carved in an unusual acorn shape. Winchester retains an unusually large collection of Gothic Revival style cottages dating from the mid-19th century, and although this is not the most sophisticated, it does serve to illustrate the range of forms and decorative motifs this uncommon style took in the hands of carpenter builders (see forms: #172, 215, 230, 232, 429, 443). It meets criterion C of the National Register of Historic Places. ARCHITECTURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of other buildings within the community. The Pressey/Eustis House is a 12 story, wood-frame dwelling sheathed with clapboards and enclosed by a steeply pitched gable roof.
It is built on the L-plan more commonly asso- ciated with the Italianate style which began to appear in large numbers in the mid-19th century. The facade displays a forward projecting wing (forming the L-plan) and a one story porch extending across the remainder. The entry'is located beneath the porch. A two story speeng (foring uhe splan en a two srory polygonal bay is attached to the side elevation. Both the front and side gables feature finials and vergeboards carved to resemble acorns. e1v:? HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the conmunity. "This house, which forms an interesting visual counterpart to its neighbor at 8 Stevens St. (#172), was constructed in the 1850s by Charles Pressey who had arrived in Winchester in , the 1840s and shared in its founding in 1850.
By 1870 the house belonged to George H. Eustis, a bookkeeper who was town treasurer from 1910-1924. Mr. Eustis was employed by the Winchester Cooperative Bank. In 1936, at the age of 91, he was still active in com- munity affairs as chairman of the Board of Library Trustees. Mr. Eustis retained ownership of the house until 1940.
