It retains integrity of location, setting, design, materials, workmanship, feeling and association, and meets criterion Cof the NRHP on the local level.
ARCHITECIURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of other buildings within the community. The three-quarters house form was widely utilized in Wakefield from the Georgian to the Greek Revival period. Records show that this house was built prior to 1750. Altered in the Federal period, both front and side door surrounds are Federal in design, featuring pilasters with entasis supporting a low but complete entablature, and full length sidelights on the front elevation, and a similar design with a three light transom and no sidelights on the side. The use of two fully developed door surrounds is an interesting local characteristic of the Federal and Greek Revival periods, particularly for lakeside houses, which faced west, rather than the traditional south.
The gable roof is framed without returns, but has a robust molding piece joining the boxed cornice to the facade. Second floor windows are placed high. The central chimney was placed to the rear. HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the conmunity. Native Americans are believed to have camped on the shore of the lake, near this house. The north end of Lake Quannapowitt was settled by the Brown and Simpson families. This house was built by D. Thomas Simpson before 1750, and was the home of John Pratt in 1750 and 1765. Like those of most 17th and 18th century settlers, it was the homestead of a substantial farm.
