At one time it was owned by Harland Perkins, a local architect responsible for the destinctive trio of craftsman style houses on Prospect Street. The building retains integrity of location, setting, design, materials, workmanship, feeling and association, and meets criterion - C of the NRHP on the local level.

ARCHITECTURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of other buildings within the comnunity. This 2½ story cross gabled frame house is an excellent example of the ornate, suburbar. vernacular Italianate style. Set gable end to the street with a side-hall plan, a two story ell at the rear and a piazza to the west expand the house. The entry in marked by a flat arched protico which is seen on several more developed Italianate examples in Wakefield. Long first floor windows with entabulature surrounds, elaborate piazza pillars with bracketed heads, and a baluster fence are features seen infrequently on the east side of the lake. HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the community. This was the home of Dr. Josiah Poland.

Park Street was accepted by the Town in 1852, and the house was probably built for the Doctor between that date and 1857, when a map shows him owning the property. Dr. Poland apparently did not practice long in town. By 1874 it was the home of James H. Carter, who was instrumental in erecting the Rockery on the Wakefield Common. The house was famous for its large hemlock on its grounds. Around the turn of the century it was purchased by Harland H. Perkins, the architect who designed the interesting trio of Craftsman houses on Prospect Street for Elizabeth Boit, part owner of the Harvard Knitting Mills.
