The house retains integrity of location, setting, design, materials, workmanship, feeling and association and meets Criterion C of the NRHP on the local level. ARCHITECTURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of - other buildings within the conmunity.

This is one of two identical houses in Wakefield designed by a local builder, Berndt Heurlin, in an eclectic style which includes elements of the Shingle Style, Queen Anne and Tudor Revival. It is 1k stories in height, has a steep hip roof and achieves a Queen Anne complexity of volume with transverse gables on the west and south. The south gable is a rounded bay whose singles form a smooth surface. Tudor Revival in style are the westrelevation dormers. The house sits on high fieldstone foundations, typical of houses of this period in Wakefield. HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the community. This house is situated on land which was once part of the farm of James Eustis who came to South Reading in 1827. He operated a dry goods business in his home at 1 Elm Street then turned to farming.

He was a founder of the South Reading Agricultural Library in 1860 and of the Horticultural Society in 1861. In addition he was a Selectman, insurance agent and auctioneer. After his death in the 1860s his family main- tained the farm until the 1880s when they laid out Eustis Avenue, and it would seem that the slow development of the Eustis farm might have been due to competition from Wakefield Park. In any event, development took place mostly after 1900. This house was built by Berndt Heurlin, who was listed in 1904 directory as a clerk and bookkeeper.
