Jenkins 3/88 NATIONAL REGISTER CRITERIA STATEMENT (if applicable) The Prospect House possesses substantial integrity of location, design, workmanship, feeling and associations.
It is significant as the only one of several tavern/hotels dating from the 18th and early 19th centuries to remain in present day Waltham as a re- flection of Main Street's role as a major east-west transportation corridor during that period. Despite alterations, it is- clearly discernable as a mid-19th century tavern/hotel with an elaborate temple-front Greek Revival form. The Prospect House thus meets criteria A and C of the National Register of Historic Places. ARCHITECTURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of. other buildings within the community. The Prospect House is located on the east side of Hammond Street, just behind the early 20th century commercial blocks that line Main Street; a non-contributing, early 20th century, wood-frame apartment house occupies the northern portion of its lot.
It is a rare surviving temple front Greek Revival style tavern/hotel. Its symmetrical five bay main facade is dom- inated by a monumental, fluted, Doric columned, two-tier porch surmounted by a broad pedi- rmented gable with two levels of attic windows. The second story portico retains its original cast iron balcony. The center entry is framed by transom and sidelights within a trabeated , surround.. The eleven bay side walls exhibit windows interspersed with secondary entries with bracketed hoods that represent a late 19th century reworking of hip-roofed entries that occupied the forward bays on each side. Other late 19th-early 20th century alterations in- clude linking of pedimented dormers, and replacement of 6/6 sash with 6/2 (second story) and 2/2 (first story).
Later changes include capping of chimneys, application of aluminum siding, and introduction of a picture window in the pediment. The significance and, rarity of the HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the community. The Prospect House is a rare surviving Greek Revival style tavern/hotel which is significant both as an unusual building type and as a reflection of Main Street's former role as a major east-west transportation corridor lined with taverns. It is the descendant of a long line of Main Street (Great Country Road; Post Road) taverns stretching back to, at least, the early 18th century; it is the only one to survive. Main Street was part of the Connecticut Path which linked Boston to Hartford, Connecticut, and which originated as a native trail.
Located on the road just a few miles west of Boston, Waltham became a convenient way sta- tion for travelers. The Prospect House was built in 1839 by Leonard Smith. The Smith family's involvement in Main Street tavern ownership dated back to 1779, at which time Leonard's father, David Smith, bought the Ball Tavern; during the early 19th century he built the Brick Tavern. Upon David Smith's death in 1826, his son Leonard inherited the Brick Tavern and also the Green Tavern. At that time, Smith used the brick from the old Brick Tavern in the chimneys of a new tavern--the Prospect House(sonamedbecause it stood facing Prospect Street). A total of eleven taverns were built on the Great Road, nine of them erected before 1800; eight of these were doing business at the close of the Revolutionary War. The Prospect House remained in operation until 1909.
At some point in the 1910s or 1920s it was turned 90° on its site to face Hammond Street, and new commercial blocks were constructed on Main Street. Waltham architect Florence Lusconb was involved in the transition and con- version to an apartment nouse.
