It is significant as an example of the three-decker development that characterized the area west of University Park that was subdivided as a streetcar suburb in the early 20th century.
It is also an unusually we l-preserved and well-detailed example, representative of the Colonial Revival style three-deckers built in the area. The Crabtree Three-Decker thus meets criteria A and C of the National Register of Historic Places on the local level. ARCHITECTURAL SIGNIFICANCE Describe important architectural features and evaluate in terms of other buildings within the community. Architecturally, 22 Haynes Street is a remarkably well-preserved and notably detailed house, an outstanding example representative of the many three- deckers built in the Hitchcock Road area subdivisions in the second decade of the 20th century. The house has a typical side-hall plan, and a hip roof with a wide cornice overhang. A 9316 200 8 00 A small gable roof dormer is centered over the main facade.
This asymmetrical facade contains an entry bay with a recessed three-tier porch supported by square posts, flanked by a three-story bay window. A second three-story bay window projects from the side wall. The house is clad in wood clapboard, with shingles on the third story, and in a band between the first and second stories. Very unusual are two denticulated bands that mark the breaks between stories and from clapboard to shingle sheathing. Windows have 2/2 sash with simple surrounds and caps. HISTORICAL SIGNIFICANCE Explain the role owners played in local or state history and how the building relates to the development of the community. Built ca. 1914, the Crabtree Three-Decker was part of a late boom of three- decker construction in the Main South area in the second decade of the 20th century.
Nearby factory employment opportunities continued to draw families to the neighborhood, but the area around Haynes Street appears to have developed as a multi-family streetcar suburb, connected to downtown by service along Main and Cambridge streets. The first owner, and a resident of the house, was Thomas Crabtree, a superintendent. Tenants in 1914 included Charles Sharpe, who operated a night lunch (diner) on Main Street; and Edgar Putnam, a motorman. By 1920, the house was owned by Fred Warner, who lived on Oread Street. Residents in 1920 included Charles Sharpe, now working as a baker; James Price, an office manager; Thomas Long, a policeman; and Henry Feuge, an assembler. In 1930, Richard Marshall, a cost accountant, owned and occupied the house. Other residents included John Campbell, an assistant railroad yard manager; Hugh Riley, a machinist; and Kenneth Riley, a clerk.
