"Tipp City is located in one of the richest agricultural sections of the county. Having had the raw product at hand, excellent water facilities, and the best of transportation means, it naturally became an industrial center." Tipp City, Ohio is a small community of approximately 9,000 residents located in Monroe Township in Miami County. Miami County is in a fertile agricultural area in the west-central area of the state and part of the Dayton metropolitan area. The county has two other century, several decades before Tipp City was established Miami County has always had a strong agricultural economic base. Prior to the construction of the Miami & Erie Canal, agriculture and commerce were almost entirely local. Although there were established roads by the 1830s, the cost of transporting grain, corn and other products was prohibitive.

Transportation improvements significantly enhanced the county's fortunes - first with the construction of the Miami & Erie Canal, beginning in the 1830s; next with the introduction of railroad lines in the 1860s; and later, with the development of a County Historical Society and the Tippecanoe Bethel-Monroe Historical Society, 1990., p. 20. Improved transportation made it possible to reach outside markets for Miami County's agricultural and industrial at the eastern edge of Tipp City's downtown. Ohio's canal system - the Ohio & Erie Canal and the Miami & Erie Canal - provided an enormous boost to the economic fortunes of the counties through which they passed.

For the first time, these counties had an efficient and affordable means of transportation to reach outside markets as both sellers and consumers. Work began on the Miami & Erie Canal in 1825. The first section, between Cincinnati and Dayton was completed a few years later in 1828. By 1837, the canal reached Piqua in Miami 1837 caused work to slow down, so Piqua remained the northern terminus of the canal until 1844 when it was completed to Toledo - thus linking Lake Erie with the Ohio River through the western portion of the state. John Clark, an early settler in the area, established a farm of 140 acres in 1810. It was existing gristmill, although the boundaries of the town eventually expanded to include the mill. Clark was an admirer of William Henry Harrison, who was running for president in 1840 with 1938 when the city's official name was changed to Tipp City.

Development along the canal continued with the construction of a second mill and a distillery. products. This success was short- lived however, as within just a few decades of its completion an entirely new form of transportation was introduced in Miami County -the railroad.

Railroad within a decade (CH&D Railroad), one of the first railroads to be chartered in the Service. The CH&D was leased to the Dayton and Michigan Railroad (including the portion that passed through Tipp City) in perpetuity. The CH&D Railroad continued to grow until it owned, controlled or operated over 640 miles of road.* Tipp City. From the first trial run in March of 1853, this line was an important link between Cincinnati, Lima, Toledo, and Detroit, as well as a connection to the nation's entire rail With the construction of the railroad, industrial development began to occur along the city's railroad corridor in the second half of the 19th century. This development was largely limited to a narrow area of one to two blocks on either side of the railroad corridor. Residential areas developed around these industries.

One area with a concentration of development occurred between Fourth and Fifth Streets from Dow to Elm Street. The intersection of Broadway and the railroad was located along this with other industrial activities farther south, making this area south of Main Street, an important industrial area. The railroad was incorporated in 1851, and permission was granted to pass through Tipp City provided that "cars would not run through the town at a greater speed than state in 1846. The railroad completed construction between Cincinnati and Hamilton and Dayton in1851 and between Dayton and Toledo in 1859. By the late 1850s Tipp City had rail shipped and salt, merchandise, iron and nails and castings were received.?By 1850, Tipp City has only one railroad line - originally the Dayton & Michigan Railroad (D&M "The Cincinnati Hamilton & Dayton Railroad became part of the Baltimore and Ohio system in network through junctions with many east-west rail lines." 10-90) United States Department of the Interior Saunders Seed Company National Park Service Miami County, Ohio NATIONAL REGISTER OF HISTORIC PLACES CONTINUATION SHEET Section number & Page 6 Eli and William Saunders established the business that eventually became the Saunders Detrick, one of the founders of the Detrick Milling and Distilling Company across the street Eli Saunders took full control of the business in 1906 and built his brick tobacco warehouse at the northwest corner of Fourth and Broadway that same year. While corn was always the most important crop grown in the county, other important crops included wheat, hay, oats, tobacco and soybeans. Tobacco reached its peak production data. The Miami Valley was the primary tobacco-growing area in Ohio during that period and Miami County was one of the state's top five tobacco-producing counties.

Production increased from 3,322,417 pounds in 1900 to over 6,320,000 pounds by 1909. Only mark each. Eli Saunders may have recognized that the county's corn crop was a larger and a more reliable source of business during the 1910s.
